It depends on square footage, surface type, height, and how much growth is on it — a single-story brick ranch and a three-story stucco elevation are genuinely different jobs. Most quotes we can give over the phone in a few minutes. Larger or more complex properties get a free on-site walkthrough. You will always have a number in writing before we schedule anything.

Yes, we carry general liability coverage and can produce a certificate of insurance on request. It is worth asking every contractor you consider for this kind of work — a pressure washer aimed at the wrong thing can do real damage to a house, and you do not want to find out afterward that nobody was covered.

It helps for the initial walkthrough so we can point out anything we find, but it is not required. If you cannot be there, we will send photos of anything we flag before starting and a full set of finished photos when we are done. We need access to a working outdoor spigot and any gate codes.

We work a tight radius around the northeast metroplex — Grapevine, Southlake, Colleyville, Keller, Roanoke, Trophy Club, Flower Mound, Westlake, Argyle, and Fort Worth. If you are just outside that footprint, call and ask. We would rather tell you honestly whether we can serve you well than take a job we cannot get to properly.

Usually within a week, often sooner. Spring and fall are our busiest stretches, so lead times run longer in March through May. Weather moves schedules — we do not soft wash in high wind or apply chemistry ahead of a storm, and we will call you rather than show up and do it badly.

We reschedule at no charge. Light rain after a house wash is actually fine and sometimes helpful. What we will not do is apply solution when it is about to be washed off before it can dwell, or work in wind that carries chemistry where it should not go.
