What concrete powerwashing actually involves
Concrete is the one exterior surface where high pressure is the right answer — but only through the right tool. We clean flatwork with a rotating surface cleaner, a shrouded head that spins two jets across the slab at a consistent height and speed. That is what produces an even finish. A handheld wand produces the striping you have seen on half the driveways in your neighborhood, because no human hand can hold a consistent distance and overlap across 800 square feet.
We clean driveways, sidewalks, front walks, patios, pool decks, garage floors, curbs, and the street apron. Different surfaces get different pressure: a broom-finished driveway takes considerably more than a stamped or stained patio, and exposed aggregate gets less still so we do not undercut the stone.
Organic staining, clay film, tire marks, general traffic grime, and most rust and oil come up. Some stains are in the concrete rather than on it — we will tell you which is which before we quote it.

Why it happens here
North Texas concrete fights a problem most of the country does not have: our soil. The Austin Chalk and Eagle Ford clay under the metroplex produces a fine, iron-rich dust that stains concrete a dull orange-gray. It gets tracked in on tires, blown in off construction sites, and washed across driveways every time it rains hard. Left alone it darkens year over year until homeowners assume the slab is just that color.
Irrigation makes it worse in a specific way. Well water and hard municipal water both carry iron, and a sprinkler head that hits the driveway apron for ten minutes a day will lay down a rust-colored fan of staining that no amount of pressure alone will remove — it needs an oxalic acid treatment to lift.
Then there is the freeze-thaw whiplash. We do not get a real winter, but we get enough hard freezes to matter, and moisture trapped in a dirty, sealed-over slab is what turns a hairline crack into a spall. Clean concrete dries faster and holds up better.

Assess and pre-treat the stains
We walk the slab and identify what is organic, what is clay, what is rust, and what is oil, because each responds to something different. Rust gets an oxalic treatment, oil gets a degreaser with dwell time, organic growth gets a hypochlorite pre-treat. Skipping this step is why some driveways come out patchy.

Protect the perimeter
Beds along the driveway get pre-saturated, garage door thresholds get managed so nothing pushes underneath, and we identify where runoff will go before we make any. On a sloped lot that matters more than people expect.

Surface clean in overlapping passes
The surface cleaner runs in consistent overlapping passes at a speed matched to the concrete. Consistency is the whole job — even coverage is what makes a driveway look professionally cleaned rather than aggressively cleaned.

Detail the edges and control joints
The surface cleaner cannot reach the last inch at a wall, a control joint, or a curb. Those get hand-detailed with a wand so there is no dark border framing your clean driveway. This is slow and it is the step that gets skipped most often.

Post-treat and final rinse
A post-treatment goes down to kill any remaining organic growth in the pores, which is what keeps the slab from greening up again in six weeks. Then everything gets rinsed clear, including the street, so we are not leaving your runoff in front of the neighbor.

Concrete Powerwashing questions
Will pressure washing damage my concrete?
Not with a surface cleaner at the correct pressure on sound concrete. Damage happens when a wand is held too close, when the operator lingers, or when the slab is already spalling and losing its surface. If your concrete is soft, flaking, or has a failing sealer, we will show you on the walkthrough and adjust the pressure or recommend a different plan.
Can you get out oil stains and rust?
Usually. Fresh oil comes up well with a degreaser and dwell time. Old oil that has soaked deep into the pores may lighten dramatically without disappearing entirely. Irrigation rust responds very well to an oxalic acid treatment. We will give you an honest read on the walkthrough rather than promising a result we cannot guarantee.
Why does my driveway have stripes after a previous cleaning?
That is wand striping, and it means the last cleaning was done with a handheld wand instead of a surface cleaner. The good news is that it is fixable — a proper surface-cleaner pass evens out the whole slab and removes the pattern. It is one of the more satisfying jobs we do.
How long before I can drive on it?
Right away. The concrete is wet but it is not treated with anything that needs to cure. If we applied a sealer as an add-on, that changes — sealers typically need four hours before foot traffic and twenty-four before vehicles.
Should I seal my driveway after cleaning?
It is optional and it depends on the slab. Sealing helps most on newer concrete, on decorative or stamped work, and on driveways that get heavy irrigation overspray. On an older, well-worn slab the return is smaller. We are happy to price it either way and tell you what we would do if it were ours.
