Course irrigation runs long cycles overnight, and the heads nearest the property line routinely carry onto the back of the house. Golf courses commonly irrigate with reclaimed or well water, both of which run harder in mineral content than treated municipal supply. The result on a Turnberry or Hogans Glen back elevation is calcium banding on the lower brick and stone courses, spotting across the rear glass, and a persistently damp zone along the base of the wall.

That damp zone is where the mildew lives. It is why so many Trophy Club homes look perfectly fine from the street and noticeably dirty from the patio — the front elevation is dry and sunny, the back elevation is watered nightly.

The same water works on the hardscape. Stamped concrete and flagstone patios on fairway lots hold the overspray in their texture and pick up both a mineral haze and organic growth in the low spots, which is why the patio here often needs attention on a shorter cycle than the driveway out front.

One thing we will flag but cannot yet fix: overnight mineral deposits baking onto rear glass through a summer will eventually etch, and etched glass is not a cleaning problem anymore. We point it out when we see it. Window cleaning is a service we are adding, not one we can book you for today.
