The post oaks that define Flower Mound are heavy producers. Spring brings a dense yellow-green pollen drop that coats siding, patio ceilings, and every horizontal surface, and it does not simply rinse away — pollen bonds to a damp surface and turns into a film. Fall brings tannin-rich leaf litter that stains the gutter face and clogs troughs.

Then the open exposure. Homes on the north and west edges of town, toward Lake Grapevine and out along the greenbelts, sit in genuine open wind. That wind carries clay dust and lake grit and drives it into the windward elevation, which is why so many Wellington and Chimney Rock homes are noticeably dirtier on one side than the other three combined.

Practically, that means a Flower Mound house rarely needs the same treatment on all four sides. We plan these jobs elevation by elevation — the shaded oak side and the windward side are two different problems, and pricing a whole house as one uniform surface usually means one of the two gets shortchanged.
